Property Assigned to You
When you submit a home in the app and you receive a notification to "Assign this house to you" there is some additional information you need to know before proceeding.
1. If an offer is not put out on the home in 24 hours or sooner from submission into the app, the home becomes available for any agent to work (that's why you're here and reading this!).

2. Because of this, an agent may have previously spoken to the listing agent on our behalf before you do. When you call the listing agent to present our offer, they may (or may not comment) that they have already spoken to someone representing Belwood. Make sure to preface your conversation with the listing agent with some helpful transition phrases you can use below should this situation arise for you:
Helpful phrases to use:
1. "I understand you may have previously spoken to another agent who was representing Belwood, however now at this time I will be negotiating all further details and conversations pertaining to an offer for Belwood to your clients!"
2. "Belwood, my client, is a unique buyer in regards to how many agents they are working with at the same time, all across California. I will inform the previous agent you had spoken with for Belwood on this property, however I will be the main point of contact moving forward. Belwood has specifically given me instruction to do so for this property"
3. "The previous agent you had spoken to that was representing Belwood for this property was unfortunately not moving quickly enough for Belwood. Belwood understands time is of the essence and that is why I am stepping in now. All communication moving forward will be handled by myself and if you need any sort of confirmation for this from Belwood directly, I would be happy to get that for you."
